  • April 15, 2013 – Plainview, New York - One of the first conferences of its kind took place Wednesday, April 3, 2013 at the Race Palace in Plainview, New York.  Three expert panelists joined together to present a rationale to corporate leaders for the process of making a decision whether to buy or lease their corporate real estate.  The concept for the conference on buying versus leasing was conceived by David G. Hunt, President of  Hunt Corporate Services, Inc., to bring together specialists for this topic.  Steven Elliot Cohen, Partner at Franklin, Gringer & Cohen, P.C. and Kevin Leifer, CPA and Tax Director at Gettry Marcus CPA, P.C. joined Hunt.  Collectively, they developed a program that brought the three different disciplines together for this two-hour morning conference.

Over forty key executives of major regional companies accepted an invitation and attended this unique program where they obtained the information they needed from the three distinct perspectives; accounting, legal and real estate brokerage.  The topics included; discounted cash flow analysis as a tool to analyze the buy-lease decision, why it is often better for fast growing companies to lease and not-for-profits to buy, how privately held companies should hold their real estate, the implications of owning real estate while maximizing deductions, as well as an overview of the Long Island real estate marketplace today.  Guests were given an opportunity to speak with the panel and walk away with a program booklet as a future resource.   Mr. Hunt provided the participants with the six basic questions every business must ask before making a buy-lease decision.

"If I decide to buy another building, I now have better information to help me make a more informed decision," said Scott Yanuk, President of Laurel Environmental Associates, LTD.  John Sandgren of Keller Sandgren Associates said, "The best was when David spoke about the importance of asking the right questions of the professionals who really know the business." Jeanne Fontana, CEO of Synegy3 said, "This type of forum was extremely informative and enlightened us about the three areas of consideration necessary before making a major decision like this.  It was extremely worthwhile.”

David Hunt has been involved with the rental, sale, appraisal and construction of industrial and commercial real estate, primarily on Long Island, New York since 1973.  Hunt founded Hunt Corporate Services, Inc., in 1981 as an industrial and commercial consulting and brokerage firm, and Hunt Construction Services, Inc., in 2010 to provide construction and maintenance services for New York metro companies. The aggregate value of commercial and industrial properties he has leased or sold in the New York Metro Area exceeds half a billion dollars. The Costar Group and Real Estate Forum Magazine have individually named Mr. Hunt and his firm as Top 20 Power Brokers.

Steven Elliot Cohen has been practicing in the areas of commercial litigation and transactions, matrimonial and family law and real estate litigation and transactions, among other areas, since his graduation from Benjamin N. Cardozo School of Law in 1985.  He has successfully litigated cases throughout New York State and has appeared as outside counsel in federal and state courts from coast-to-coast.  A public lecturer and a noted expert for local media, Cohen is admitted to practice before New York State courts and the United States Federal Courts for the Eastern and Southern Districts of New York.

Kevin Leifer specializes in the taxation of partnerships and in tax planning for real estate companies.  As Tax Director at Gettry Marcus CPA, P.C., Leifer acts as an advisor for both partners and clients.  Formerly a Tax Partner with Ernst & Young, Leifer has over 35 years of experience serving real estate owners and developers.  He has also spent time working with opportunity funds, the hospitality industry, real estate loan portfolios, REITs, UPREITs cooperative housing corporations, condominiums, and both corporate and institutional real estate.

David Hunt plans to continue developing these conferences, addressing the important issues that will affect commercial real estate in the New York metro market such as; commercial construction, energy issues and the art of negotiating a commercial lease.

  • April 1, 2013 - Plainview, NY - Hunt Corporate Services, Inc. (Plainview) has been awarded the contract to market a 39,250 square foot office building in Melville, New York.  The four-story office building is located at 1121 Walt Whitman Road, and has been placed on the market for sale.

The building is strategically located between the Northern State Parkway and Long Island Expressway, and is one block west of Route 110.  The building is presently occupied by the local Social Security and a variety of other tenants.

An unusual feature of the building is that the majority of the building's parking is covered.  The first and second floors are used for parking and lobby, while the third and fourth floors are office space.  Parking is generous, with 4.2 spaces for every 1,000 square feet in the building.  A four-story glass atrium lobby is an unusual architectural feature, and surrounding retail, professional and restaurant services make this an attractive location to tenants and their employees.

"This office building offers a dominant presence with building and monument naming rights.  It is  a unique opportunity to acquire a first class corporate headquarters with build-in expansion capabilities," said Chuck Syage, Senior Managing Director at Hunt.  "An organization can occupy a major portion of the space, and grow into the remainder as desired.  And because it is located in Suffolk County, the taxes are significantly lower than Nassau County, which is only a few minutes away."

  • January 16, 2013 - Plainview, NY – David G. Hunt, CEO of Hunt Corporate and Hunt Construction Services, Inc., announced the addition of Claude R. Cuvier, AIA, a NYS registered architect to his team of professionals.  Cuvier has been a respected architect since 1977, is an active member of the American Institute of Architects (AIA), a founding member of the Design Professionals’ Coalition of Long Island (DPCLI), and is certified by the National Council of Architectural Registration Boards (NCARB).  Cuvier’s diversified experience and division leadership will allow Hunt to expand its offerings to provide architectural design, construction consultation, and building inspection services. It is the goal of Hunt to expand both the Real Estate and Construction companies to offer these extended services to its brokers and commercial clients.

Since all clients wish to see that their building investments are properly addressed & maximized, Hunt Construction’s new division offers:

Architectural Design Services: For those clients who desire expert, innovative designs, the company will offer guidance and assistance in the preparation of a spatial program that will ultimately result in an attractive, functional floor plan.  During this preliminary design phase, Mr. Cuvier will prepare draft floor plans for review and discussion with each client, refining them until an approved plan is achieved.  Depending upon building code criteria, the plan can be enhanced for construction purposes, or else furnished to the client’s design professional of record so that a set of construction documents can be generated for building permit acquisition.

Construction Consultation Services: The company will conduct an initial peer review, on their client’s behalf, to identify any potentially adverse building code and/or constructability issues that may need rectification with the design professional of record.  Subsequently, during construction, weekly or semi-monthly field meetings are held to monitor compliance with the construction documents and review monthly contractor payment requisitions for fairness and accuracy. Reports of field meetings are generated, complete with digital, labeled color photographs documenting job progress until project completion.

Building Inspection Services: Thorough building and site inspections are conducted, including digital, labeled color photographs highlighting both specific and general aspects of each facility. Every inspection report incorporates recommendations to correct, and/or run further tests on, any areas of concern.  This information addresses future capital improvements to be anticipated and planned for, and can be utilized by a prospective buyer to negotiate a more equitable purchase price prior to contract signing or closing.

“Mr. Cuvier enables us to share services that are not otherwise available through a realtor or construction company. Once again, we are consistently expanding to bring more expertise to our clients overall.” stated Hunt.

April 1, 2006 - Syosset, NY - Hunt Corporate Services, Inc. (Syosset) announced today that PSI Group, Inc. (Omaha, NE) has signed a long term lease and taken possession of a 60,448 square foot building at 220 Miller Place in Hicksville, New York, for a regional mail sorting center.   The completion of the space by the landlord, Anton Cerrone Associates (Syosset), marks the final stage in a complete renovation of a nearly 50-year old industrial building into a modern high technology complex.  Hunt not only represented Anton Cerrone in the leasing of the space to PSI Group, but was also the sole broker in the acquisition of the property last summer from Shape-Up, Inc.

PSI Group, Inc. is a national mail-processing organization with operating centers located in 25 cities, and is a wholly-owned subsidiary of Pitney Bowes Inc. (NYSE: PBI).  The move to 220 Miller Place will be consolidating two other existing Long Island processing centers, one each in Hicksville and Farmingdale.

“Anton Cerrone purchased the building on a speculation basis," said David G. Hunt, president of Hunt Corporate Services, Inc., “and we began marketing the building to prospective tenants prior to closing.   We first made contact with PSI Group a short time later by door-to-door canvassing of area firms.  PSI Group was searching for a new location with easy access to the Long Island Expressway, and our property met their requirements for location and size.  The other critical element was timing, and the landlord was able to complete a full tenant installation within 60 days of lease execution to accommodate the tenant.”

The existing structure underwent a complete renovation within the last nine months that included a new facade, landscaping, and paving.  “The transition from an old industrial eyesore to a modern technology center in less than 9 months is truly remarkable,” said Mr. Hunt, “especially considering that the building was purchased on a speculative basis without a tenant in hand.”  Hunt Corporate Services, Inc. exclusively represents the landlord, Anton Cerrone Associates, for over 600,000 square feet of flex space on Long Island.  Consulting and oversight services for the tenant were provided by Brad Jones and Reid Berch of Cushman and Wakefield, exclusive broker for Pitney Bowes, the parent company of PSI Group.
